Tessa Martinez serves as Associate Director, Investments for the Levy Retail Group at Marcus & Millichap, specializing in the sale of shopping centers and multi-tenant retail investment properties throughout Texas. Originally from the Rio Grande Valley and based in San Antonio, she advises property owners, private investors and buyers on acquisitions and dispositions, guiding clients through sourcing, underwriting, valuation and transaction strategy with a focus on their long-term objectives.

Tessa brings nearly a decade of experience across commercial real estate, acquisitions, investment strategy and capital formation. Her disciplined approach to underwriting, combined with a relationship-driven mindset, allows her to provide clients with thoughtful market insight and a clear understanding of the opportunities and challenges within each transaction.

Prior to joining the Levy Retail Group, Tessa worked in multifamily acquisitions, where she sourced, evaluated and repositioned investment properties throughout Texas. She later led capital formation for a family office, raising and structuring capital while developing relationships with institutional and private investors. This experience gave her a distinct perspective on the investment process and a strong understanding of how investors evaluate opportunities, assess risk and make capital allocation decisions. She brings this dual-sided perspective to every retail engagement, helping clients make informed decisions around value, positioning and execution.

Outside of work, Tessa enjoys hiking, traveling and spending time outdoors with her two dachshunds. She places a strong value on faith, family and the relationships she builds with clients, colleagues and friends.
